M3M has six documented projects on the Dwarka Expressway — five residential and one commercial — spread across Sectors 107, 111 and 113, plus retail assets in Sector 114 that the company lists but which are not separately documented in public sources. Pricing runs from roughly ₹53 lakh for a small retail unit to about ₹15 crore for a branded residence, with one delivered, occupied project trading in resale from around ₹8,000 per sq ft.
Unlike most developers on this corridor, M3M’s projects here are not scattered addresses — most sit inside a single masterplan. And unlike any developer covered on this site so far, the published data about them is contradictory enough that a buyer comparing three websites will find three different projects. Resolving that is most of what this page does.
What Smart City Delhi Airport actually is
Most M3M projects on this corridor sit inside a masterplanned development known as Smart City Delhi Airport, or SCDA — a large mixed-use estate spanning Sectors 111, 113 and 114 at the Delhi–Gurgaon border, planned with SCDA Architects of Singapore. M3M’s own project listing organises its corridor inventory by this designation rather than by sector alone.
The masterplan’s size is itself contested. Published figures range from “200 plus acres” to 250 acres, and a separate M3M development described as Gurgaon International City is variously cited at 150 acres. Treat the acreage as unsettled and ask for the licensed colony area in writing rather than accepting a brochure figure.
What is not contested is the practical consequence. Projects inside SCDA share road network, infrastructure and retail catchment. M3M Capital Walk’s high street exists to serve the residential towers around it. Mansion and Capital sit in the same sector and will compete for the same tenants. Buying inside SCDA means buying into a phased estate where construction continues around you for years.
One project sits outside it. M3M Woodshire in Sector 107 predates the SCDA developments, is a standalone scheme, and is the only M3M project on this expressway that is complete and occupied.

Why the numbers you have seen disagree
M3M’s corridor projects are, by a clear margin, the worst-documented on this expressway. The disagreement is not rounding. On several projects it spans years and crores.

Two of these are not disagreements at all — they are errors traceable to data contamination, and naming them tells you something useful about how this information circulates.
First. A major listing platform displays M3M Elie Saab’s RERA registration as HRERA 660/2017/307. That number belongs to DLF Garden City Floors in Sector 92 — a different developer’s independent-floor project registered eight years earlier. Elie Saab’s actual registration, corroborated across M3M-affiliated and independent sources, is GGM/992/724/2025/95.
Second. At least one source gives M3M Capital Walk’s registration as “06 of 2022”. That is M3M Capital’s residential registration — GGM/531/263/2022/06 — not the retail project’s. Capital Walk is registered separately under GGM/612/344/2022/87.
The same platform also reports that Elie Saab’s average price rose from ₹14,500 to ₹33,150 per sq ft in a single quarter, a 128% move. That is not a price rise. It is what happens when the mix of listings changes on a project with almost no inventory. Quarterly percentage moves on thin-inventory luxury projects are not appreciation data.
A third pattern is worth watching for rather than asserting: both M3M Crown and M3M Elie Saab are published with a 75,000 sq ft clubhouse. That may be accurate for both, or it may be a figure that has migrated between two projects by the same developer in adjacent sectors. Ask for the clubhouse area as recorded in each project’s land-usage schedule.
The resolution rule this article applies. The HARERA filing governs. M3M’s own project documentation is second. Listing platforms are used only for price and rent ranges, always with a date. Where the filing and the marketing disagree, both are shown. Where a figure cannot be resolved, it is labelled unresolved rather than replaced with the most plausible-looking number.
You can run the same check in about two minutes: take the RERA number from any brochure, search it on haryanarera.gov.in, and compare the registered project name, promoter, area and completion date against what you were told.

1. M3M Elie Saab — Sector 111
The most heavily marketed and least reliably documented project on this corridor.
M3M has licensed the Elie Saab name — the Lebanese couture house — for a branded residential development in Sector 111, inside SCDA. Branded residences are an established category internationally, where a fashion or hospitality brand licenses its identity and design direction to a developer. The practical content of such a deal varies enormously: some involve the brand’s studio in interior specification, others are naming licences with a mood board. Establish in writing which this is before paying a branded-residence premium.
The specification set below is what the registration and the most consistently corroborated sources support. Fields where sources conflict irreconcilably are marked.

The honest position on this project. Six of the thirteen fields above cannot be resolved from public sources, including tower count, unit count and possession date. Those are not peripheral details — unit count determines density, and possession date determines your money’s holding period.
At a ₹15 crore ticket, there are three things you should refuse to proceed without, in writing, from the filing rather than the brochure: the tower and unit count as registered, the filed completion date, and the registered land-usage schedule showing whether the clubhouse sits inside this project’s parcel. If a sales team cannot produce all three against GGM/992/724/2025/95, that is itself the answer.
At this price band, the corridor alternatives worth pricing against are Krisumi Waterside Residences The Forest Reserve in Sector 36A at around ₹27,000 per sq ft and Elan The Emperor in Sector 106 at ₹10–13 crore. Both have more settled published records.
Best suited to: ultra-HNI buyers who want a branded residence at the Delhi border and will do their own documentary verification.

2. M3M Mansion — Sector 113
M3M’s golf-themed ultra-luxury project, and the one with the widest possession discrepancy in its portfolio.
Mansion sits on approximately 7.5 acres in Sector 113, planned around central vistas and water features, with two-side-open layouts oriented toward golf course views. It is registered across at least two HARERA numbers, indicating a phased release. Configurations span an unusually wide range for a single project — 2 BHK through 5 BHK and penthouses, from 1,638 to 6,695 sq ft across nine layout variants — which in practice means the 2 BHK buyer and the penthouse buyer are in very different products under one name.

The possession conflict here is 27 months wide, and no public source explains it. The most likely reading is that the two registrations carry different completion dates and are being quoted interchangeably — which is exactly why you need to know which registration covers your tower before signing. Ask the sales team to name the registration number for your specific unit, then read that filing’s completion date.
At this price band, Sobha Altus in Sector 106 at ₹6.17–9.64 crore and Adani The Marq in Sector 102 from ₹3.75–4 crore are the corridor comparables, both with single, unambiguous possession dates on record.
Best suited to: buyers wanting a ₹4.5–6.5 crore residence at the Delhi border who will insist on phase-level registration clarity before booking.

3. M3M Crown — Sector 111
M3M’s mid-luxury high-rise in Sector 111, and a project whose published status ranges from “ready to move” to “under construction with a 2028 possession”.
Crown covers approximately 16 acres with 11 towers and 1,332 units, in 3 and 4 BHK configurations from roughly 1,555 to 2,525 sq ft. The scheme is podium-planned around a 5.7-acre central landscape with a lake and a 1.1 to 1.5 km internal pathway. Structure is RCC framed and seismic zone 2 compliant, with vitrified tile flooring, European sanitaryware and modular kitchen provision.

How to read the price spread. A ₹2.30 crore to ₹5.99 crore range on a project whose largest unit is 2,525 sq ft is not explicable by floor and view alone. At the quoted ₹17,000 per sq ft, a 1,555 sq ft unit computes to roughly ₹2.64 crore and a 2,525 sq ft unit to roughly ₹4.29 crore. Figures materially above that range are likely all-inclusive rather than base; figures materially below are likely stale. Ask which basis any quoted number uses — and note that this arithmetic is a check you can run on any project, not just this one.
At this price band, Godrej Vrikshya in Sector 103 at ₹3.5–5.66 crore is the closest corridor comparable, in a sector with more established social infrastructure.
Best suited to: buyers wanting a large-community 3 or 4 BHK at the Delhi border who can tolerate an unresolved possession date.

4. M3M Capital — Sector 113
M3M’s largest corridor project by land area, its cheapest new residential entry point, and the closest of the active projects to actual handover.
Capital spans 30.06 acres in Sector 113 with 11 towers of 36 floors holding around 1,407 units. Configurations are 2.5, 3.5, 4 and 4.5 BHK — M3M’s half-BHK naming denotes a study or utility room beyond the stated bedroom count. Registration dates to February 2022, making it the oldest active M3M registration on this corridor and the one with the longest construction record behind it. Sector 113 places it at the Delhi border, with IGI Airport approximately 15 km via the expressway and the Yashobhoomi Dwarka Sector 25 metro station roughly 5 km away.

The status question matters more here than anywhere else in this article, because Capital is the only active M3M corridor project close enough to handover for the answer to change what you are buying. A June 2026 registered possession has now passed. Whether the project has received its occupancy certificate, whether handover has begun, and which towers are complete are three separate questions with three separate answers, none resolvable from a listing page. Ask for OC status by tower.
Worth comparing directly: M3M Woodshire in Sector 107, below, trades in resale at roughly ₹9,000 per sq ft against Capital’s new-launch pricing. Same developer, same corridor, delivered and occupied. If your priority is a completed M3M home rather than a new one, the comparison is worth running before you commit to Capital.
At this price band, delivered stock at Conscient Heritage Max and BPTP Amstoria in Sector 102 and Indiabulls Centrum Park in Sector 103 sit in a similar bracket with occupancy already established.
Best suited to: buyers who want the lowest entry into a new M3M corridor address and are buying primarily for possession timing.

5. M3M Woodshire — Sector 107
The only M3M project on this expressway that is complete, occupied and available today — and the evidence base for everything else the developer is selling on this corridor.
Woodshire predates the SCDA developments and sits outside that masterplan, in Sector 107 close to the Delhi border. It covers approximately 18.8 to 19 acres with roughly 70 to 75 per cent open area, arranged as mid-rise towers with two site access points from a 60-metre sector road and 24-metre internal roads. Configurations run 2, 2.5, 3 and 4 BHK from about 1,355 to 2,768 sq ft, with most apartments planned three-side open. Specification includes laminated wooden flooring in bedrooms, a modular kitchen with chimney and hob, air conditioning in bedrooms and living areas, and basement parking throughout. The clubhouse is a multi-level facility reported at 5,000 sq ft with spa, gym and salon.

Why this project matters beyond its own merits. At roughly ₹9,000 per sq ft, Woodshire is the cheapest M3M address on Dwarka Expressway by a wide margin — Crown is quoted at ₹17,000 and Mansion at ₹22,000. Some of that gap is age, location and specification. But it is also the only place where you can walk into a finished M3M building on this corridor and judge the construction quality yourself before committing capital to an unfinished one. On rental yield, be careful. Sources claim 3 to 4 per cent annually for Woodshire. That figure is presented as an expectation rather than an observation, and no source shows the rent and price pair it was calculated from. With 40-plus resale listings available, an actual figure is obtainable — ask an agent for three current lease agreements in the project and compute it yourself against the asking price.
Best suited to: buyers who want a completed, occupied M3M home on the corridor at the lowest per-square-foot entry, and investors who want to inspect M3M’s finished work before buying its unfinished work.

6. M3M Capital Walk — Sector 113 (Commercial)
M3M’s retail and office development, planned as the high street serving the residential towers around it.
Capital Walk is a roughly one-kilometre high-street retail format on the 150-metre-wide Dwarka Expressway frontage in Sector 113, at the Delhi–Gurgaon border. The mix covers retail shops, food court units, F&B space, entertainment zones and offices, with double-height frontages, air-conditioned lobbies, an amphitheatre and landscaped public realm. Unit sizes start around 373 sq ft for the smallest retail formats, with larger shop configurations from about 750 sq ft.

What a commercial buyer is actually underwriting here. High-street retail returns depend on resident footfall, and Capital Walk’s catchment is the SCDA residential towers — most of which are not occupied. Capital’s residents are the nearest large group and its handover status is unresolved. That sequencing risk is the central question: you may own completed retail in a catchment that fills over several years. Ask for current leasing status and the tenant mix already signed, not projected footfall.
Best suited to: commercial investors with a multi-year horizon who can carry vacancy while the residential catchment occupies.

M3M’s Sector 114 retail: listed but undocumented
M3M’s own corporate project listing enumerates retail assets in Sector 114, within SCDA, alongside its Sector 113 retail. Those assets are not separately documented in public sources under identifiable project names, and this article will not name or specify them on inference.
This is worth stating rather than omitting. If you are shown a Sector 114 M3M retail opportunity, it may well be genuine — but it is currently outside the documented record, which raises the verification bar rather than lowering it. Ask for the project name as registered, the RERA number, and the licensed colony reference, and confirm all three on the portal before discussing price. Other developers’ commercial and retail listings across the corridor provide comparables for whatever you are quoted.
M3M’s delivery record on this corridor
M3M’s citywide record is substantial and frequently cited — published counts of delivered projects range from 27 to over 40, including M3M Golf Estate and M3M Polo Suites on the Golf Course Extension corridor. That record belongs to a different micro-market.
On Dwarka Expressway specifically, the record consists of exactly one project. M3M Woodshire in Sector 107 is complete, occupied, and trading in an active resale market with 40-plus listings. That is real corridor delivery evidence, and it is more than several developers on this expressway can show. It is also the only such evidence M3M has here.
The qualification is equally real. Woodshire was delivered before the current registration regime, so it does not test M3M’s performance against a filed RERA completion date. Every project that will do so is still pending: Capital Walk’s Phase 1 date of December 2025 and Capital’s June 2026 date have both passed without publicly confirmed handover, and Crown, Mansion and Elie Saab complete between 2027 and 2032 on their most-cited dates.
So the honest position is narrower than either extreme. M3M has built and handed over on this corridor once, and buyers can walk through the result. It has not yet delivered anything here against a RERA-filed date, and the next eighteen months — specifically whether Capital and Capital Walk hand over, and when — will produce the first evidence on that question. Anyone buying an SCDA project before then is taking a position on that evidence rather than reading it.

Rent and yield: what the data does and does not show
M3M has one occupied project on this expressway, so there is exactly one place where rental evidence can exist — Woodshire.
Even there it is not published in usable form. Sources cite an expected 3 to 4 per cent gross yield without showing the rent and price pair behind it. That is a projection presented as a measurement. With 40-plus resale listings and an active lease market in the project, a real figure is obtainable, and the way to get it is to ask an agent for three current lease agreements and divide annualised rent by the asking price on comparable units.
For the other five projects, no rental record exists or can exist. Capital is closest to handover; Crown, Mansion and Elie Saab complete between 2027 and 2032. Any rental yield figure quoted to you for those projects is a projection, not an observation. Ask what occupied building it was measured in — the honest answer is none.
As a reality check on expectations: delivered stock in other developers’ Sector 86 to 93 projects returns near 2 per cent gross before maintenance and vacancy. Sectors 107 to 113 sit closer to Delhi and the airport and plausibly command better rents, but “plausibly better than 2 per cent” is the honest ceiling of what can currently be said about this corridor.

The pattern is worth naming. Every active M3M corridor project carries at least one materially unresolved fact, and in most cases that fact is the possession date. Woodshire is the exception — it is finished, so nothing about it is a projection. That is a real advantage and it explains the price gap more than age alone does.
Verifying an M3M project before you pay
The contested fields here are status and possession, so the sequence is weighted toward those.
- Take the RERA number from the brochure and search it on haryanarera.gov.in. Confirm the registered project name matches what you are being sold — this article found two cases of a registration number attributed to the wrong project.
- Read the filed completion date. On Mansion, published dates differ by 27 months. On Crown, by nine.
- For multi-phase projects, establish which registration covers your tower. Mansion has at least two.
- For anything described as ready to move, ask for the occupancy certificate, by tower, in writing. A passed registration date is not a handed-over building.
- Check registered land area and unit count against the sales presentation. On Elie Saab, published land area varies by a factor of nearly six.
- For Woodshire, verify title and OC directly — pre-RERA delivery means the portal will not arbitrate for you.

Capital is the largest and cheapest new project — 30.06 acres, ~1,407 units, from about ₹1.45 crore, Sector 113. Which M3M project is closest to IGI Airport?
The Sector 111–114 projects sit at the Delhi border, with IGI roughly 15 km via the expressway. Published drive times range from 7 to 25 minutes across sources for projects a few kilometres apart, which tells you those are estimates rather than measurements. Use the road distance and drive it yourself at the hour you would travel.
Does M3M have commercial inventory on Dwarka Expressway?
Yes. M3M Capital Walk in Sector 113, registered under GGM/612/344/2022/87. M3M’s own listing also shows retail in Sector 114 that is not separately documented publicly.
Why do M3M project prices differ so much between websites?
Three causes, in order of frequency: base-rate figures quoted against all-inclusive figures without labelling; stale launch pricing left unupdated; and data contamination, including registration numbers attributed to the wrong project.
What rental yield do M3M corridor apartments achieve?
Only Woodshire is occupied, and its published 3–4 per cent figure is an expectation rather than a measurement. For every other M3M corridor project, no rental record exists.
The short assessment
M3M’s Dwarka Expressway portfolio has the strongest location logic of any developer’s on this corridor. Sectors 107 to 114 sit at the Delhi border with genuine airport proximity, the SCDA projects sit inside a coherent masterplan rather than as isolated parcels, and the retail is planned to serve the residential rather than bolted on.
What it has less of is evidence. One completed project, delivered before the current registration regime; no SCDA handover yet; no usable rental record; and a published record inconsistent enough that two registration numbers in this research were attributed to entirely different projects.
The practical consequence is a sequence rather than a verdict. Visit Woodshire first — it costs nothing and it is the only finished M3M building on this expressway. Then read the filing for whichever SCDA project you are considering, and get the completion date in writing. Treat every number in a brochure, including the ones in this article, as something to check rather than something to accept.
