DLF has eleven residential and commercial projects in the Dwarka Expressway belt, spread across Sectors 76 to 93. Three are selling as new or recent launches, one commercial SCO development is in progress, and six residential projects are complete and occupied — several for more than a decade. Entry pricing runs from roughly ₹1.72 crore for a resale apartment in Sector 90 to ₹14.5 crore for a penthouse in the Privana township.
Every project is covered below as a standalone entity with its land area, tower and unit count, configurations, sizes, RERA registration, possession status, current rate, rental data where it exists, and the specific limitation a buyer is accepting. Before that, one distinction that changes how you read all eleven.
Which DLF projects are actually on Dwarka Expressway
DLF has one project with frontage on the Dwarka Expressway alignment — Gardencity Central in Sector 84, a commercial SCO development. Its seven residential projects in Sectors 81 to 93 sit in the New Gurgaon belt that the expressway’s southern end feeds, roughly one to five kilometres off the alignment. Its three Privana phases sit in Sectors 76 and 77 on the Southern Peripheral Road, seven to nine kilometres east. DLF has no residential project in Sectors 99 to 113, the stretch most buyers mean by “Dwarka Expressway”.
The expressway (NH-248BB) runs from the Delhi border at Sector 113 down to Kherki Daula on NH-48. Sectors 99 to 115 sit directly along the elevated alignment. Sectors 81 to 95 form the New Gurgaon belt below it, reached via Pataudi Road and the sector road network rather than from the expressway itself. Sectors 76 and 77 sit further east on SPR, closer to Golf Course Extension Road, with NH-48 as the practical arterial.

A Privana buyer is purchasing an SPR address and will be valued at resale against Sector 65 to 70 stock, not against Sector 102 or 106. A Garden City buyer is in New Gurgaon, where the expressway shortens the Delhi run but the daily drive still begins on Pataudi Road. If a Sector 99–113 address is your actual requirement, DLF does not currently offer one.
How to judge any project on this corridor
Five checks, in the order that eliminates the most projects fastest. They work on any developer’s project, not only DLF’s, and the entity sections below apply them.
- Measure drive time to the expressway entry, not the sector number. Sector numbers imply proximity that road layouts do not deliver.
- Compare the filed completion date against the marketed possession date. Developers market a target; they file an obligation. The gap between them is the single most useful risk signal available, and it costs nothing to check.
- Confirm which amenities sit inside the registered land parcel. A clubhouse shown at the sales gallery but recorded outside the project’s own RERA land-usage schedule is a township promise, not part of the asset you register.
- Check whether the developer has delivered within five kilometres. Citywide reputation is weak evidence. Same-belt delivery is strong evidence.
- Divide annual rent by capital price before calling anything an investment. In this belt that ratio runs near two per cent gross.

Prices exclude GST, preferential location charges, parking, club membership and IFMS, which together typically add 12 to 18 per cent. Of everything on this page, prices and construction status age fastest — assume both are stale after two quarters. Sector numbers, land areas and registration numbers are stable.
1. DLF Privana North — Sector 76–77
The third and most expensive residential phase of the Privana township, and DLF’s tallest residential development anywhere.
Privana North occupies 17.70 acres with six towers rising to 50 floors, holding 1,164 residences at roughly 66 units per acre with a proposed floor area ratio of 1.89. Both density figures are genuinely low for a Gurgaon high-rise and are the substance behind the low-density positioning rather than a marketing phrase. Every home is a 4 BHK — DLF’s own material describes the community as deliberately limited to a single large-format configuration, marketed at around 4,000 households.
Pricing has moved from a launch rate of about ₹23,500 per sq ft to roughly ₹24,500. That places Privana North around 20 per cent above Privana West inside the same township, for a product differentiated mainly by tower height, unit size and newness.

Two open items before booking. The possession date is unsettled across public sources and should be read from the current HARERA filing rather than any listing. More consequentially, the grand clubhouse associated with the project — reported at around three acres — does not sit within its 17.70-acre parcel. The RERA land-usage schedule for Privana North records no clubhouse area inside it. The club is a township-level facility, which is not necessarily a problem, but the amenity shown at the sales gallery is not part of the asset being registered. Get its size, handover date and membership terms confirmed separately in writing. This is check 3, and Privana North is where it bites hardest.
Best suited to: buyers who want the largest floor plate DLF offers in this belt and can wait until 2029 or later.

2. DLF Privana West — Sector 76–77
The second residential phase, and the one carrying the most important documented discrepancy in DLF’s corridor portfolio.
Privana West occupies 12.572 acres with five towers of 41 floors holding 795 apartments, including ten penthouses, all 4 BHK at 3,577 to 5,472 sq ft. The design team is documented rather than merely claimed: master planning and architecture by HB Design, structural engineering by Thornton Tomasetti, tower lobbies by Blink. Approved plans include mandatory refuge floors at the 17th, 26th and 35th levels depending on tower — a genuine high-rise fire provision, not a brochure line. Kotak Mahindra Bank has approved the project for home loans.
Pricing has moved from roughly ₹19,000 per sq ft at launch to about ₹20,000, putting an entry apartment near ₹7.15 crore on base price.

The possession gap is the most important fact on this page. DLF’s own website targets December 2028. The promoter’s RERA filing declares completion by 31 December 2031. Three years separate the marketed date from the regulated commitment, and the filed date carries the legal weight. A buyer planning around December 2028 is planning around a marketing target.
The clubhouse question repeats here. The internal facilities cost schedule for this phase records no separately costed club within the 12.572 acres. A sports pavilion plan with sections and area calculations was filed with HARERA after registration, confirming a dedicated sports structure is planned, but the facilities inside it appear in marketing material rather than in the filing.
Best suited to: buyers who want the lowest entry price into Privana and are genuinely comfortable with a 2031 outside date.

3. DLF Privana South — Sector 76–77
The launch phase, the project that set the Privana price band, and the closest to handover.
Privana South sits on roughly 25.148 acres with seven towers of G+40 floors holding 1,113 residences, 4 BHK only, at 3,557 to 5,472 sq ft. Each core serves four apartments — a ratio that delivers genuine lift-lobby privacy against the eight to twelve per core that is normal in Indian high-rises. Floor-to-floor height is 3.4 metres and private decks run to 9.9 feet. Interiors and common areas are by GA Design. Around 88 per cent of the site is landscaped open space, with the Aravalli ridge to the west.

What you are accepting. Two things. The marketed possession date has already passed, so current handover status is the only figure worth having, and it comes from the HARERA filing rather than any listing page — including this one. Second, being first into the township means living beside active construction on the West and North parcels for years after you move in.
Best suited to: buyers who want the shortest wait in the ultra-luxury band and will trade construction noise for it.

4. DLF Gardencity Enclave — Sector 93
DLF’s only active residential project in the Garden City belt, and the cheapest route into a new DLF home anywhere in this article.
It is a low-rise development — 3 BHK independent floors in a basement, stilt, four-floor and terrace configuration — alongside a plotted component. The floors phase covers 3.57 acres with 388 units at 1,610 to 1,620 sq ft super built-up. The plotted component runs across roughly 26.91 acres, quoted from about ₹1.25 lakh per square yard. The site is on Hayatpur Road near the Sector 93 boundary, at the Pataudi Road end of the belt.

Price reporting on this project is unreliable, and treating it as reliable is the main way to overpay. Published figures range from ₹1.25 crore to ₹2.5 crore for what is described as the same product. Part of that spread is genuine — floors and plots are different assets, and phases launched a year apart — and part is stale listing data. Establish which of the three registration numbers covers your unit; one carries an August 2025 possession date that has already passed.
Sector 93’s social infrastructure is still filling in and there is no operational metro. Residents in the belt name both consistently as the live complaints. The low-rise format also means no high-rise amenity block. This is a floors product and should be priced against Ashiana Amarah and the Signature Global City floors in the same sector, not against Sector 102 apartments. 5. DLF Gardencity Central — Sector 84 (Commercial)
DLF’s only commercial development in the belt, and the only project here with genuine frontage on the expressway.
Gardencity Central is a shop-cum-office plotted development: 122 SCO plots across roughly 8 to 8.4 acres, with 220 metres of frontage directly on the Dwarka Expressway and NH-48 about 2 km away. Plots run from 620 to 1,693 sq ft — roughly 75 to 152 square yards — in a basement plus ground plus four-floor configuration.

The plots carry land ownership and terrace rights rather than a lease structure. That is the practical distinction between an SCO plot and a retail unit inside a mall, and it is why SCO pricing per square foot sits above strata retail in the same sector: you own the land, you control the build, and you carry the vacancy risk.
What you are accepting. SCO returns depend on catchment maturity, and Sector 84’s residential density is still building. Status reporting is inconsistent — some sources list the project as under construction, others as pre-launch — which is why the possession row above says to check HARERA rather than guessing. Confirm the registered completion date before treating any rental projection seriously.
Best suited to: commercial buyers who want expressway frontage and can carry the asset while the catchment matures.

6. DLF New Town Heights I, II and III — Sectors 86, 90 and 91
The anchor of the Garden City belt, the largest DLF community in it, and the entry point to a DLF address at the lowest capital outlay.
The Sector 90 phase alone runs to 32.13 acres with 13 towers of 19 floors and 1,536 apartments. The Sector 91 phase covers 14.35 acres. Apartments span 2, 3 and 4 BHK from 1,535 to 3,330 sq ft. Architecture is by Will Architecture. Specification includes imported marble or vitrified tile in living, dining and lobby areas, laminated wooden flooring in bedrooms, and granite or marble kitchen counters, with attached balconies, store room, powder toilet and servant room in the larger configurations. Most towers were handed over between 2013 and 2015, so the community is fully operational — established management, mature landscaping, and retail at Galleria 91 inside the township.

What the rental market actually pays. Against a purchase price of ₹1.76 to ₹2.10 crore for the same configurations that rent at ₹30,000 to ₹37,300, the gross yield is roughly 2.0 to 2.1 per cent before maintenance, vacancy and property tax.
That number deserves to sit in the open. Two per cent gross is low by any standard, and it means a purchase here is an appreciation play and an end-use decision, not an income asset. The quarterly price movement above is the return that matters; the rent is a partial holding cost offset. Any broker presenting this as a rental investment should be asked to show the arithmetic.

7. DLF Regal Gardens — Sector 90
The best value proposition in this article for a buyer who wants the DLF name and does not need the alignment.
Regal Gardens covers approximately 11 acres with eight towers, offering 3 and 4 BHK apartments at 1,750 to 2,225 sq ft with a 16,000 sq ft clubhouse and 1.62 hectares of green space. Apartments are planned for cross ventilation and three-side openness. Possession was January 2017, making it younger building stock than New Town Heights with a comparable community profile.

At roughly ₹11,150 per sq ft, this is the lowest per-square-foot entry into a DLF address anywhere in Gurgaon. The trade-off is straightforward and worth stating: Sector 90 is the furthest of DLF’s residential clusters from the expressway alignment, and the commute starts on Pataudi Road.
Best suited to: value buyers who want a delivered DLF community and are indifferent to the corridor address.

8. DLF The Skycourt — Sector 86
A single-configuration project inside DLF Garden City, distinguished by unusually large sky decks.
Skycourt offers 3 BHK apartments from 1,480 to 3,060 sq ft, quoted at ₹2.30 to ₹2.34 crore. The narrow price band reflects a single configuration rather than a narrow market. The landscape design integrates 25 water features and draws on Spanish and Italian Renaissance references, with the township’s roughly 1,000 acres of reserved greens adjacent. Apartments are air-conditioned and planned for maximum natural light and ventilation.

Skycourt is priced within a few per cent of new-launch floors in Sector 93, which makes for a direct and worthwhile comparison: one is delivered and occupied today, the other completes in 2027. If possession timing matters more to you than newness, that comparison resolves quickly.

9. DLF The Ultima — Sector 81
The flagship of DLF Garden City and the premium end of the belt’s delivered stock.
Ultima spans 23 acres with 15 towers of 29 floors and 912 units, offering 3 and 4 BHK apartments from 1,911 to 3,035 sq ft, most with attached servant rooms. Parking allocation is two spaces for a 3 BHK and three for a 4 BHK — unusually generous for delivered stock in this belt. The landscape carries 27 water bodies and a waterfall entrance. Amenities include a clubhouse with theatre, spa, swimming pool, multipurpose hall, gymnasium, and tennis, badminton, basketball and squash courts.

At ₹17,750 per sq ft, Ultima trades at roughly 60 per cent above Regal Gardens in the same township, which is the clearest illustration in this article that “DLF Garden City” is not one price. Buyers should treat the township name as a location, not a pricing tier.
What you are accepting. With 912 units across 15 towers, common areas are busier at peak times than in the lower-density projects here, and maintenance charges are correspondingly higher because the amenity scale is larger. Configuration choice is limited to 3 and 4 BHK.
Best suited to: buyers who want delivered premium stock with a full amenity set and generous parking.

10. DLF The Primus — Sector 82A
The lowest documented entry price of any DLF apartment project in this belt, with a design pedigree that is unusual at the price.
Primus covers 12.53 acres with nine towers of 32 floors and 626 units. Configurations are 3 BHK at 1,799 to 2,066 sq ft and 4 BHK at 2,273 to 2,606 sq ft, both available with servant room, with dual-side openings and large deck balconies in the larger layouts. Architecture is by ARCOP and the landscape by American designer M. Paul Friedberg, including a seven-acre waterfront park with football and basketball facilities. Specification includes imported marble flooring, modular kitchens and VRV/VRF air conditioning. Completion and occupancy certificates were received across 2016–17.

A verification warning specific to this project. Several published sources attribute Ultima’s data to Primus — 912 units, 23 acres, and RERA number GGM/358/90/2019/52. That registration belongs to DLF The Ultima in Sector 81. If a broker quotes those figures for Primus, the source is wrong, and it is worth asking what else in their sheet came from the same place.

11. DLF Garden City Floors — Sector 92
The low-rise alternative to the belt’s high-rise stock, and the highest per-square-foot rate of any delivered DLF project here.
Garden City Floors offers 3 and 4 BHK independent floors designed by Hafeez Contractor, with 472 units and sizes running from 2,626 to 3,480 sq ft. Construction is limited to four floors per block. Plot formats run at 300, 350, 400 and 500 square yards. What you are accepting. Independent floors have no lift-lobby community and a thinner amenity base than the high-rise projects in the same township, and the resale pool is smaller. The Privana township: how the three phases relate
Privana is a single licensed colony of 116.29625 acres in Sectors 76 and 77, held under a DTCP Haryana licence. The residential phases are registered separately with HARERA but share the township’s landscaping, road network, infrastructure and security. Privana West is documented as phase VI of the licensed colony, which means the township contains more phases than the three residential clusters currently marketed.

The practical differences are smaller than the price gap implies. All three are 4 BHK-only, inside the same township, on the same access roads, sharing the same club infrastructure. What separates them is tower height, unit size, registration vintage — and how much construction you will live beside. DLF Privana South ultra-luxury apartments are closest to handover, so early residents spend years next to active work. DLF Privana North apartments and penthouses complete last and inherit a finished township, at a 20 per cent premium that partly buys exactly that.
At this price band the alternatives matter. Above ₹7 crore, buyers on the actual expressway alignment are choosing between Sobha Altus and Elan The Emperor in Sector 106 and the Max Estates projects in Sector 36A. Privana competes with those on brand and township scale, not on corridor address.
DLF’s delivery record in this belt
DLF’s reputation rests largely on Golf Course Road. That is a different market with a different construction history and should not be used as evidence for Sectors 81 to 93. The belt-specific record stands on its own and it is reasonably strong.
New Town Heights was delivered across Sectors 86, 90 and 91 with most towers handed over between 2013 and 2015. Primus received its occupancy certificates in 2016–17 and was delivered in Q1 2017. Regal Gardens completed in January 2017. Ultima offered possession from December 2019. Skycourt and Garden City Floors are complete and occupied. That is six delivered residential projects in one belt, with more than 2,500 resident families across the township. Under check 4, a developer that has handed over six projects within five kilometres of the one you are considering is a materially different proposition from one that has handed over none.
The qualifications are equally real. All six deliveries predate 2020, and most predate 2018, so none tests DLF’s performance under the current RERA regime here. The active projects — Gardencity Enclave, Gardencity Central and the three Privana phases — are the first in this belt that will be judged against filed completion dates. The Privana West gap between a marketed December 2028 and a filed December 2031 is an early indication that DLF’s marketing dates and its regulatory commitments are not the same number, and buyers should assume that pattern holds across the active portfolio until shown otherwise.
DLF’s wider position — a listed company, the largest by market capitalisation in Indian real estate, with the balance sheet to finish what it starts — is a genuine reason its delivery risk sits below a small developer’s. If your budget clears ₹7 crore and the expressway address is what you actually want, run the five checks against Sectors 102 to 113 before defaulting to Privana on brand alone. Verifying any DLF project before you pay
- Open the HARERA portal at haryanarera.gov.in and search the registration number for the specific project and phase. For Gardencity Enclave, confirm which of the three numbers covers your unit.
- Read the registered completion date, not the marketed possession date. On Privana West these differ by three years.
- Check the promoter name on the registration matches the entity on your allotment letter.
- Confirm the sector. Privana phases are variously described as Sector 76, Sector 77, and Sectors 76–77 across published sources. The registration settles it.
- Read the land-usage schedule for amenities. On the Privana phases, the clubhouse does not appear within the registered parcel.
- Cross-check the unit and tower count against the filing. Primus is routinely published with Ultima’s figures.
- Ask for quarter-wise construction progress filed with the Authority and compare it against the site.
- Get the full cost sheet in writing — base rate, PLC, parking, club membership, IFMS, GST and stamp duty.
