Godrej Properties has ten projects in the Dwarka Expressway catchment, spread across Sectors 79, 85, 88A, 89, 103, 104 and 106. Seven are complete and occupied — more delivered corridor stock than any developer covered on this site. Pricing runs from about ₹1.27 crore for a 2 BHK at Godrej Summit to ₹5.66 crore for a 4.5 BHK at Godrej Vrikshya.
That volume of occupied stock makes something possible here that is not possible with most developers on this corridor: rental yield can be calculated from what tenants actually pay rather than quoted from a brochure. When it is calculated across three projects, it comes out well below the figure Godrej’s corridor projects are commonly marketed on — and it varies systematically with price. That is in section three, and it is the most important thing on this page.
Which Godrej projects are actually on Dwarka Expressway
Godrej’s corridor footprint is wider and more scattered than DLF’s or M3M’s, and the sectors it covers are not equivalent. Four projects sit on the expressway alignment. Three sit in the catchment around Sectors 88A and 89. Three are in New Gurgaon, several kilometres from the alignment, and are included here labelled rather than omitted, because they are routinely marketed as Dwarka Expressway addresses.
| Band | Projects | Sectors | What it means |
|---|---|---|---|
| A — On the alignment | Summit, Meridien, Prive, Vrikshya | 103, 104, 106 | Direct expressway access; resale comparables are other corridor projects |
| B — Catchment | Icon, Oasis, Zenith | 88A, 89, 89A | Reached via Pataudi Road and SPR; Sector 89 has dual-corridor access |
| C — New Gurgaon | Aria, 101, Air | 79, 85 | Several km off the alignment; NH-48 is the practical arterial |
The distinction matters at resale more than at purchase. A Sector 106 apartment is valued against Sector 102 to 113 stock. A Sector 79 apartment is valued against New Gurgaon stock, which is a different and generally cheaper market. Buying a Band C project believing it carries Band A comparables is the most expensive mistake available in this catchment.
Two projects are outside the ten and it is worth saying why. Godrej Habitat is in Sector 3, Gurgaon — not on this corridor, despite appearing on some Dwarka Expressway listings. Godrej Frontier is a Gurgaon project in Sector 80, which would sit in Band C alongside Aria and 101, but no verifiable land area, tower count, unit count or registration was obtainable for it during this research. It is named here rather than silently omitted: if you are shown a Frontier unit as a Dwarka Expressway address, treat it as New Gurgaon and ask for the registration before anything else.
For broader context on what else sits in these sectors, the apartment listings on Dwarka Expressway page covers the wider inventory.
What Godrej’s corridor projects actually yield
Godrej is marketed to rental investors, particularly NRIs, on the strength of its yields. A widely circulated figure puts Godrej’s Dwarka Expressway projects at “3–4% annually — ideal for NRIs and rental investors.”
Three Godrej projects here have been occupied long enough, and are listed widely enough, to test that. Summit has been occupied since September 2018. Meridien has 61-plus rental listings and 173 sale listings. Oasis has been handed over and carries published rents against a published rate. All three have the numbers needed, which means the arithmetic can be done rather than asserted.
Here it is, in full, ordered from the cheapest stock to the most expensive.
| Project | Configuration | Rate/sq ft | Price | Rent (month) | Annual rent | Gross yield |
|---|---|---|---|---|---|---|
| Godrej Oasis, 88A | ~1,307 sq ft | ₹11,250 | ~₹1.47 Cr | ₹28,000 | ₹3.36 L | 2.29% |
| Godrej Oasis, 88A | ~2,066 sq ft | ₹11,250 | ~₹2.32 Cr | ₹52,000 | ₹6.24 L | 2.69% |
| Godrej Summit, 104 | 2 BHK | — | ₹1.27 Cr | ₹20,000 | ₹2.40 L | 1.89% |
| Godrej Summit, 104 | 3 BHK | — | ₹1.65 Cr | ₹28,000 | ₹3.36 L | 2.04% |
| Godrej Meridien, 106 | ~1,855 sq ft | ₹15,700 | ~₹2.91 Cr | ₹45,000 | ₹5.40 L | 1.85% |
| Godrej Meridien, 106 | ~2,720 sq ft | ₹15,700 | ~₹4.27 Cr | ₹75,000 | ₹9.00 L | 2.11% |
Where a rate per sq ft is shown, the price is derived from that rate against the stated unit size. Summit’s prices are published configuration-level figures. All rents and prices are current asking figures rather than transacted values.
The observed band is 1.85% to 2.69% gross — before maintenance, vacancy and property tax, all of which reduce it further. Net of those, subtract roughly 0.4 to 0.5 percentage points.
The band is not flat, and the pattern is the useful part. Across Godrej’s own portfolio, yield rises as the rate per square foot falls. Oasis at ₹11,250 per sq ft returns 2.29–2.69%. Meridien at ₹15,700 returns 1.85–2.11%. Summit sits between them on both measures. Rents in these projects simply do not scale with capital values — a tenant paying ₹75,000 for a Sector 106 apartment is not paying three times what a tenant pays for a Sector 88A one, but the owner paid close to three times as much.
One caution on how far to carry that. This is a within-portfolio pattern, not a corridor law. Sobha City in Sector 108 trades at roughly ₹20,000 per sq ft — above Meridien — and still returns 2.33% to 2.90% gross, because its rents run ₹68,000 to ₹1,00,000. Price alone does not determine yield; tenant demand for the specific location and product does. What holds within one developer’s range does not automatically hold across developers, and the arithmetic has to be run project by project.
So the honest guidance is not a single number. It is this: within Godrej’s corridor portfolio, the cheaper the stock the better the yield, and nothing in this catchment reaches 3%. Even the best-performing configuration in the table, at 2.69% gross, falls short of the bottom of the marketed range.
Two things make this harder to dismiss than a single data point. It holds across three projects, three sectors and six configurations with no outlier. And it sits close to what DLF’s delivered belt in Sectors 86 to 93 produces — approximately 2.0% gross on the same arithmetic. The corridor’s occupied stock clusters between roughly 1.85% and 2.9%, and Godrej’s own inventory sits in the lower half of that range.
What this does and does not mean. It does not mean Godrej’s corridor projects are bad purchases. Capital appreciation here has been substantial and rent is only one component of return. It means a purchase is an appreciation play and an end-use decision, with rent as a partial holding-cost offset. Anyone selling it as passive income should be asked to show this table with their own numbers in it.
How to check any project yourself. Pull current rent listings and current sale listings for the same project at the same configuration. Annualise the rent, divide by the asking price. Five minutes, and it is the only yield figure worth having.
A note on the RERA numbers you find online
Across three articles on this site covering three different developers, the same registration number has now appeared against four unrelated projects on one major listing platform.
HRERA 660/2017/307 belongs to DLF Garden City Floors, an independent-floor project in Sector 92. The same number is displayed against M3M Elie Saab in Sector 111, against Godrej Meridien in Sector 106, and against Godrej Premia Tower in Sector 104.
A related failure appears in address data: at least one source publishes Godrej Icon’s address as Sector 106 when the project is in Sector 88A, and at least one places Godrej Meridien off Golf Course Extension Road when it is in Sector 106 on this corridor. Wrong sector means wrong comparables, which means wrong price expectations.
This is not an argument against using listing platforms — their rent and price data is genuinely useful, and this article depends on it. It is an argument for treating any registration number or address you did not personally verify as unverified. The check takes two minutes on haryanarera.gov.in.
Godrej Meridien’s own registrations are published in at least three forms — RC/REP/HARERA/GGM/2018/05, RC/REP/HARERA/GGM/2018/06, and GGM/393/125/2020/09 — which reflects phased registration rather than an error, but does mean you need to establish which covers your tower.

Band A — On the expressway alignment
1. Godrej Summit — Sector 104
Godrej’s oldest and largest delivered project on this corridor, and a third of the yield evidence above.
Summit covers 22 acres with 11 towers of 20 floors holding 1,154 apartments, at roughly 80 per cent open space. Configurations run 2, 3 and 4 BHK plus penthouses, from about 730 to 2,629 sq ft. It was launched in August 2012 and handed over in September 2018 — a six-year build that completed. Specification includes Italian marble flooring, UPVC sound-proofed windows, modular kitchens with hob and chimney, built-in master-bedroom wardrobes, and attached staff quarters with separate entry in most apartments. Apartments are Vastu-compliant and tower orientation is planned around monsoon breeze capture.
Summit is a multi-phase development and the phase names are sold as if they were separate projects. They are not. All of the following sit on the same 22-acre site:
| Phase name | Configuration | Published price |
|---|---|---|
| Godrej Summit (main) | 2, 3, 4 BHK | ₹1.27–2.69 Cr |
| Godrej Summit Phase II | 2, 3, 4 BHK · 306 units | ₹96.34 L–2.04 Cr |
| Godrej Summit Phase IV | 2, 3 BHK | ₹96.34 L–1.30 Cr |
| Godrej Signature Homes | 3, 4 BHK | ₹1.30–2.04 Cr |
| Godrej Premia Tower | 3, 4 BHK · 1,712–2,324 sq ft | See caution below |

A caution on Premia Tower’s published pricing. It appears at an average of ₹10,200 per sq ft against a Sector 104 average of ₹14,300 — a 29 per cent discount that is not plausible for a same-sector Godrej asset on the same site. Treat it as stale or mis-scoped listing data rather than a bargain, and price the unit you are shown against the main Summit figures.
What you are accepting. This is 2018 building stock in a large, dense community — 1,154 units on 22 acres. Common areas are busy at peak times and the specification, while good, is a decade old in design terms. What you get in exchange is the only fully proven, fully occupied Godrej community on this corridor, at the lowest entry price in the portfolio.
Best suited to: buyers who want to move in now, at the lowest capital outlay, into a Godrej community with seven years of occupancy behind it. Other completed projects across the corridor are worth pricing against it.

2. Godrej Meridien — Sector 106
Godrej’s premium corridor project, the deepest secondary market in its portfolio, and the lowest-yielding stock in this article.
Meridien spans 14.79 acres in Sector 106 with 7 high-rise towers of 34 floors holding 892 apartments. Published configurations are inconsistent — 2/3/4 BHK in some sources, 3/4 BHK in others — with unit sizes running 1,855 to 2,720 sq ft. The yield table above uses those sizes rather than a configuration label, for that reason. It was launched in June 2018. The clubhouse runs to 66,000 sq ft. Air conditioning is split-system in the premium towers and VRV in the iconic towers, with 100 per cent power backup, double-height air-conditioned lobbies and large terraces.
Roughly half the 892 units are reported available in resale — unusually deep secondary inventory, and the reason the rental data here is reliable.

| RERA | GGM/393/125/2020/09 · also RC/REP/HARERA/GGM/2018/05 and /2018/06 — phased; confirm which covers your tower |

| Towers / floors | 7 towers, 34 floors |

| Configuration | Published as both 2/3/4 BHK and 3/4 BHK · 1,855–2,720 sq ft |
| Rate | ₹15,700/sq ft (Q4 2025) vs Sector 106 average ₹15,100 |
| Appreciation | ₹15,500 → ₹15,550 in Q2 2025 · ₹15,600 → ₹15,700 in Q4 2025 |
| Price | ₹2.12–4.70 Cr published; from ₹2.88 Cr also quoted |
| Rent | ₹39,500–75,000/month |
| Gross yield | 1.85–2.11% — lowest in this article |
| Clubhouse | 66,000 sq ft |
| Listings | 173 sale · 61+ rental |
| Possession | Published as both January 2025 and September 2025 |
| Connectivity | Gurgaon Railway Station 3.3 km |
Two corrections worth carrying. At least one source places Meridien “off Golf Course Extension Road”. It is Sector 106, on the Dwarka Expressway — a different corridor with different comparables. And the possession date is published as both January and September 2025, with the project described as both completed and awaiting possession. Both dates have passed; ask for occupancy certificate status by tower rather than accepting either.
On the appreciation figures. Quarterly movements of 0.3 and 0.6 per cent are small, credible and worth more than a dramatic number. A project with 173 listings and near-flat quarterly rates is a liquid, efficiently priced market — a genuine positive for anyone who may need to exit, and the flip side of the low yield.
At this price band, Elan The Emperor’s Sector 106 ultra-luxury tier sits above it in the same sector, and Sobha Altus at ₹6.17–9.64 crore defines the sector’s upper end.
Best suited to: buyers who want a large-format Godrej apartment in the corridor’s most established premium sector, with deep resale liquidity if they need to exit.
→ Check tower-wise occupancy status and resale units at Godrej Meridien
3. Godrej Prive — Sector 106
Godrej’s low-density Sector 106 project, and the cleanest same-developer density comparison available on this corridor.
Prive covers 8.5 acres with 4 towers of 34 floors housing just over 400 families. Configurations run 2, 3, 3.5 and 4.5 BHK. The clubhouse is 66,000 sq ft, matching Meridien’s, with three Olympic-size pools, three-tier security and 100 per cent power backup. Possession is dated March 2026.
The density figure is the point. Prive puts roughly 47 families per acre; Meridien, in the same sector with the same clubhouse size, puts about 60. Same developer, same sector, same amenity scale, materially different crowding — that is a rare like-for-like comparison in Gurgaon, and it translates into real differences in lift waiting, parking pressure and common-area load.
| Developer | Godrej Properties |
| Location | Sector 106, Dwarka Expressway, Gurugram – 122006 |
| Land area | 8.5 acres |
| Towers / floors | 4 towers, 34 floors |
| Units | 400+ families · ~47 per acre |
| Configuration | 2, 3, 3.5 and 4.5 BHK |
| Clubhouse | 66,000 sq ft · 3 Olympic-size pools |
| Possession | March 2026 — date has passed; verify handover status |
| RERA | Not independently confirmed — obtain and verify before booking |
| Price | No reliable published band found |
Two gaps stated rather than filled. Prive’s RERA registration was not independently confirmed during this research, and no reliable published price band was found. Both are material at this price point, and both are unusual for a Godrej project — the rest of the portfolio is comparatively well documented. Do not accept a broker’s figure for either; ask for the registration number, verify it on the portal, and ask for a written cost sheet before discussing anything else.
Best suited to: buyers who want Sector 106 at meaningfully lower density than Meridien and are close enough to possession to inspect construction themselves.
→ Request the RERA number and current cost sheet for Godrej Prive
4. Godrej Vrikshya — Sector 103
Godrej’s most recent alignment project and the most specified in its corridor portfolio.
Vrikshya covers 15 acres in Sector 103 with 6 towers of G+25 to G+30 floors holding 621 to 735 apartments in 3, 4 and 4.5 BHK configurations from 1,943 to 3,775 sq ft. Density is 42 families per acre — the lowest of any Godrej project on this corridor and low by corridor standards generally. The amenity centrepiece is an elevated 90,000 sq ft clubhouse with an Olympic-length infinity pool, set against a 3-acre central green and a committed 800-plus tree plantation. Specification includes Italian marble and VRV/VRF air conditioning.
The project is described as occupying the last non-TOD land parcel on Dwarka Expressway — worth verifying against the licensing documents rather than accepting, since it materially affects the density of whatever gets built adjacent.

| Units | 621–735 · 42 families per acre |
| Configuration | 3, 4 and 4.5 BHK · 1,943–3,775 sq ft |
| Price | ₹3.5 Cr (3 BHK) to ₹5.66 Cr (4.5 BHK) |
| Clubhouse | 90,000 sq ft elevated · Olympic-length infinity pool |
| Landscape | 800+ trees committed |
| Possession | June 2031 per RERA |
| Specification | Italian marble · VRV/VRF air conditioning |
What you are accepting. A June 2031 possession is the longest wait of any Godrej project in this catchment — five years from now. Everything attractive about the project is a commitment rather than an observation. Against that, Sector 103 has more completed projects and functioning social infrastructure than most corridor sectors, so the surroundings will be mature well before the building is.
At this price band, Adani The Marq in Sector 102 at ₹3.75–4 crore is the nearest corridor comparable, with a similar possession horizon. The Sector 103 family-oriented sector profile covers the surrounding market in detail.
Best suited to: buyers with a five-year horizon who want the lowest density and largest clubhouse in Godrej’s corridor portfolio.

Band B — Catchment, Sectors 88A and 89
5. Godrej Icon — Sector 88A / 89A
Godrej’s fastest-selling corridor launch, and the origin of the 32-storey tower that appears in corridor listings without a name attached to it.
Icon covers 9 acres with 9 towers, one of which is a 32-storey iconic tower — the tall structure occasionally described in corridor content as a standalone Godrej building. It is not standalone; it is one tower within Icon. The project was developed as a joint venture with Oasis Buildhome Private Limited. At its 2015 launch, Godrej sold over 200 apartments totalling more than 400,000 sq ft within three weeks, a sales velocity that moved the company’s share price and remains among the strongest launch results recorded on this corridor. Possession was handed over from December 2021, with a 17,000 sq ft clubhouse.

| Launch | 2015 — 200+ apartments and 400,000+ sq ft sold in three weeks |
| Possession | December 2021 |
| Status | Delivered and occupied |
| RERA | Not independently confirmed — verify title and OC directly |
Two data warnings specific to this project. At least one published source gives Icon’s address as Sector 106 — it is Sector 88A, and Sector 106 is where Meridien and Prive are. Anyone quoting Sector 106 pricing for an Icon unit is working from contaminated data. Separately, some corridor content attributes a helipad to the 32-storey tower. That claim was not independently verified and is not repeated here as fact.
What you are accepting. Delivered stock from a 2015 launch means resale-only purchase and 2015-era specification. The dual designation, 88A/89A, also means the address is inconsistent across documents — confirm which sector appears on the title and registration, since it determines the comparables your valuation is drawn from.
Best suited to: buyers who want a delivered Godrej apartment in the catchment at a lower rate than Sector 106, in a community occupied since 2021.
→ See available resale units at Godrej Icon
6. Godrej Oasis — Sector 88A / 89A
The best-yielding Godrej project on this corridor, and the reason the yield table above is a band rather than a number.
Oasis sits at Garhi Harsaru in Sector 88A/89A, at the junction of the expressway catchment and Pataudi Road, with 5 towers of 17 floors holding 306 units in 2, 2.5 and 3 BHK configurations from 1,307 to 2,066 sq ft. Around 75 per cent of the site is open, and the clubhouse serves roughly 300 families — one of the lowest clubhouse-to-household ratios in this article. Apartments are east-west oriented for light and ventilation.
At ₹11,250 per sq ft against a Sector 88A average of ₹11,900, Oasis is the cheapest Godrej stock per square foot in this catchment. Combined with rents of ₹28,000 to ₹52,000, that produces gross yields of 2.29 to 2.69 per cent — the highest here, and the clearest illustration of the inverse relationship between rate and yield on this corridor.

| Gross yield | 2.29–2.69% — highest in this article |
| Open space | ~75% |
| Clubhouse | Serves ~300 families |
| Possession | Handed over; ready as of November 2025 |
The land area conflict is unusually wide. Published figures of 1.5, 6.8 and 13.72 acres cannot all describe the same site — the spread is nearly tenfold. A 306-unit project across 5 towers on 1.5 acres would be extraordinarily dense; on 13.72 acres it would be extraordinarily open. The registration HRERA-53/2017 settles it, and it is worth pulling before you form any view on the project’s density, because the open-space claim depends entirely on which figure is right.
Best suited to: rental investors who want the best available yield in this catchment, and buyers who want a small delivered Godrej community at the lowest per-square-foot rate.
→ Ask for the registered land area and available units at Godrej Oasis
7. Godrej Zenith — Sector 89
Godrej’s active new launch in the catchment, and the one project here with dual-corridor positioning.
Zenith spans 14.25 acres with 9 towers of G+35 floors holding 1,314 units in 2, 3 and 4 BHK configurations from 1,250 to 3,221 sq ft. Each floor carries only 4 apartments. The design is organised around wellness zones, with an Olympic-length swimming pool, a 1.5 km jogging track, double-height lobbies, VRV air conditioning throughout, modular kitchens and multi-tier security.
Its position is the differentiator. Sector 89 sits between the Dwarka Expressway and the Golf Course Extension Road belt, with the Southern Peripheral Road 950 metres away, NH-48 at 4.4 km and the CPR–Dwarka Expressway link at 4.5 km. That gives it access to two corridors rather than one, which is a long-term pricing advantage and the reason it is classed as catchment rather than New Gurgaon.

| Launch | March 2024 |

| Connectivity | SPR 950 m · NH-48 4.4 km · CPR–Dwarka Expressway 4.5 km · Medanta ~10 km · Cyber City ~12 km |
What the phased possession means in practice. A December 2027 to 2031 range across 1,314 units means early towers hand over four years before late ones. Establish which tower your unit sits in and what its specific date is — a buyer who assumes 2027 and is allotted a 2031 tower has a four-year problem, not a scheduling detail.
Best suited to: buyers who want dual-corridor positioning and are buying early in a phased launch with a clear view of which phase they are in. Full project detail is on the Godrej Zenith Sector 89 towers page.
→ Ask which phase and tower your Godrej Zenith allotment falls in
Band C — New Gurgaon, marketed as Dwarka Expressway
These three projects are several kilometres from the expressway alignment, with NH-48 as the practical arterial. They are included because they are routinely listed under Dwarka Expressway searches, and a buyer deserves to know where they actually are. All three are also less thoroughly documented than the Band A and B projects — land area, tower counts and registrations were not obtainable in verifiable form for any of them, which is stated here once rather than repeated in each entry.
8. Godrej Aria — Sector 79
The cheapest delivered Godrej address in this catchment, and the one whose location is most often misrepresented.
Sector 79 is New Gurgaon. It sits closer to NH-48 and the Southern Peripheral belt than to the Dwarka Expressway alignment, and its resale comparables are New Gurgaon projects — a cheaper market than Sectors 103 to 106. At ₹1.68 crore entry for a delivered 2 BHK, that is a reasonable trade for a buyer whose commute runs along NH-48. For a buyer who wants airport and Delhi access, it is the wrong sector at any price.
| Developer | Godrej Properties |
| Location | Sector 79, New Gurgaon |
| Configuration | 2 and 3 BHK |
| Price | ₹1.68–2.85 Cr |
| Status | Delivered |
| Land area, towers, units, RERA | Not obtainable in verifiable form — request directly |
Best suited to: NH-48 commuters who want a delivered Godrej community and are not buying for corridor proximity.

9. Godrej 101 — Sector 79
A small community whose size is published two ways, and the discrepancy matters.
Godrej 101 offers 2 and 3 BHK apartments from 1,383 to 2,368 sq ft at ₹2.28 to ₹3.89 crore. Published unit counts differ sharply: one source gives 115 units, another describes eight towers housing 350 families overlooking NH-48. Those are not reconcilable, and the gap changes the product entirely — a 115-unit development is a boutique community with a thin maintenance base and limited resale liquidity, while 350 units across eight towers is a conventional mid-sized project.
| Developer | Godrej Properties |
| Location | Sector 79, New Gurgaon |
| Configuration | 2 and 3 BHK · 1,383–2,368 sq ft |
| Units | Conflicting — 115 in one source, 350 across 8 towers in another |
| Price | ₹2.28–3.89 Cr |
| Status | Delivered |
| Land area, RERA | Not obtainable in verifiable form — request directly |
At ₹2.28 crore entry it also prices above Aria in the same sector, which needs a specific justification from whoever is selling it to you — and if that justification is exclusivity based on a 115-unit count, get the count confirmed first.
Best suited to: buyers who specifically want a smaller community in New Gurgaon and will verify the unit count before paying a scarcity premium.

10. Godrej Air — Sector 85
Positioned on air quality, which is the one claim in this article that cannot be checked from a document.
Godrej Air offers 2 BHK apartments at around 1,400 sq ft up to 4 BHK at 2,599 sq ft, with health cafes, organic gardens, gyms and sports facilities organised around an environmental proposition. Treat the air-quality claim as design intent rather than measurement unless the developer produces monitoring data. Sector 85’s New Gurgaon position does place it away from the corridor’s heavier construction activity, which is a real if unquantified benefit — and one that will erode as New Gurgaon builds out.
The configuration range is wide and the sizes generous, which suits a family buyer more than an investor. Given the yield findings above, that is probably the right audience for it anyway.
| Developer | Godrej Properties |
| Location | Sector 85, New Gurgaon |
| Configuration | 2 BHK (~1,400 sq ft) to 4 BHK (~2,599 sq ft) |
| Status | Delivered |
| Price | No reliable published band found |
| Land area, towers, units, RERA | Not obtainable in verifiable form — request directly |
Best suited to: family buyers in New Gurgaon who value the green and low-density positioning and will ask for the air-quality data rather than assume it.

Godrej’s delivery record on this corridor
This is the strongest delivery record of any developer covered on this site, and it deserves the same evidence standard applied to the yield correction.
Seven of Godrej’s ten projects in this catchment are complete and occupied: Summit, Meridien, Icon, Oasis, Aria, 101 and Air. Summit’s history is the most instructive — launched August 2012, handed over September 2018, occupied continuously since, with an active rental and resale market seven years later. That is a full cycle: build, deliver, occupy, and provide liquidity for owners who want out. Very few corridor projects can show all four.
Icon adds a different kind of evidence. Its 2015 launch sold over 200 apartments and 400,000 sq ft in three weeks, and the project was delivered from December 2021. Fast sales are not delivery evidence on their own — plenty of fast-selling projects have stalled — but fast sales followed by handover is.
The qualifications are real. Meridien’s possession is published as both January and September 2025 with inconsistent status descriptions, so its handover is not cleanly documented. Aria, 101 and Air are delivered but poorly documented, with land area, tower counts and registrations unobtainable in verifiable form. Oasis’s land area is published across a nearly tenfold range. And the two projects that will test Godrej against filed RERA dates in the current regime — Vrikshya to June 2031 and Zenith to 2027–2031 — are both years away.
Godrej’s financial position supports the record. The company reported its highest-ever annual booking value at ₹29,444 crore in FY25, with revenue up 26.5 per cent year on year, and is targeting ₹40,000 crore in FY26. That is not a guarantee of any individual project’s timeline, but it is the balance sheet of a developer that can finish what it starts.
Which Godrej project fits which buyer
| If your priority is | The project | What you accept |
|---|---|---|
| Best rental yield available here | Godrej Oasis, Sector 88A | 2.29–2.69% gross — the best on offer, still below 3%. Land area unresolved |
| Lowest entry price, move in now | Godrej Summit, Sector 104 | 2018 stock, 1,154-unit density, ~2% yield |
| Large-format apartment on the alignment | Godrej Meridien, Sector 106 | Lowest yield in this article; possession documentation inconsistent |
| Deepest resale liquidity if you may exit | Godrej Meridien | 173 sale listings means an efficient, tightly priced market |
| Lowest density in Sector 106 | Godrej Prive | ~47 families/acre vs Meridien’s 60. RERA and pricing both unconfirmed |
| Lowest density overall, largest clubhouse | Godrej Vrikshya, Sector 103 | June 2031 possession — a five-year hold |
| Dual-corridor positioning | Godrej Zenith, Sector 89 | Phased possession spanning four years; confirm your tower |
| Delivered stock below Sector 106 rates | Godrej Icon, Sector 88A/89A | 2015-era specification, dual sector designation, address published wrongly by some sources |
| Cheapest delivered Godrej address | Godrej Aria, Sector 79 | New Gurgaon comparables, not corridor comparables |
| A smaller community | Godrej 101, Sector 79 | Unit count published two ways; confirm before paying a scarcity premium |
| Rental income as the primary return | None of them | Observed gross yield tops out at 2.69%, roughly 2.2% net |
The last row is the one to read twice. Every other row has an answer; that one does not, and no amount of brand quality changes it.
Verifying a Godrej project before you pay
- Verify the RERA number yourself on haryanarera.gov.in. This article found the same wrong registration attached to four unrelated projects on one platform, two of them Godrej’s.
- Verify the sector too. Icon’s address is published as Sector 106 by at least one source; Meridien is placed on Golf Course Extension Road by another. Wrong sector means wrong comparables.
- For Meridien, establish which of its three registrations covers your tower.
- For anything described as ready to move, ask for the occupancy certificate by tower in writing.
- For Zenith, confirm your tower’s specific phase date, not the project range. The range spans four years.
- For Summit, confirm which phase your unit sits in — Phase II, Phase IV, Signature Homes and Premia Tower are all on the same 22 acres, sold under separate names.
- For Oasis, pull the registered land area before forming any view on density. Published figures span nearly tenfold.
- For Aria, 101 and Air, expect to do more work. Ask for the completion certificate and registration directly.
- Compute the yield yourself before accepting any income projection. Current rent listings ÷ current sale listings, same project, same configuration.
- Get the full cost sheet in writing — base rate, PLC, parking, club membership, IFMS, GST and stamp duty.
Frequently asked questions
What rental yield do Godrej projects on Dwarka Expressway actually achieve?
Between 1.85% and 2.69% gross, computed from published rents and prices at Godrej Oasis, Summit and Meridien across six configurations. Yield rises as the rate per square foot falls: Oasis at ₹11,250/sq ft returns 2.29–2.69%, Meridien at ₹15,700 returns 1.85–2.11%. Net of maintenance, vacancy and property tax, subtract roughly 0.4–0.5 points. The commonly quoted 3–4% is not supported anywhere in the data.
Which Godrej project on Dwarka Expressway is ready to move?
Seven are delivered: Summit (104), Meridien (106, documentation inconsistent), Icon (88A/89A, since December 2021), Oasis (88A/89A), Aria (79), 101 (79) and Air (85). Summit is the most thoroughly occupied and documented.
What is the difference between Godrej Summit, Meridien and Prive?
Summit is Sector 104, delivered 2018, 22 acres, 1,154 units, from ₹1.27 crore. Meridien is Sector 106, 14.79 acres, 892 units, larger formats, ₹2.12–4.70 crore. Prive is also Sector 106 but far lower density — 4 towers of 34 floors and around 400 families on 8.5 acres, roughly 47 families per acre against Meridien’s 60.
Is Godrej Meridien on Dwarka Expressway or Golf Course Extension Road?
Dwarka Expressway, Sector 106. At least one published source places it off Golf Course Extension Road, which would give a buyer the wrong resale comparables.
Are Godrej Aria and Godrej 101 on Dwarka Expressway?
Both are in Sector 79, New Gurgaon — several kilometres from the alignment, with NH-48 as the practical arterial. They appear in Dwarka Expressway listings but their resale comparables are New Gurgaon projects.
Are Godrej Signature Homes and Godrej Premia Tower separate projects?
No. Both sit on the same 22-acre Sector 104 site as Godrej Summit, alongside Summit Phase II and Phase IV. They are phases within one development sold under separate names.
What about Godrej Frontier and Godrej Habitat?
Habitat is in Sector 3, Gurgaon — not on this corridor. Frontier is a Sector 80 project that would sit in New Gurgaon alongside Aria and 101, but no verifiable specification or registration was obtainable for it. Neither is counted among the ten.
The short assessment
Godrej has the best delivery record on this corridor and the weakest case for buying here as an income investment, and both statements rest on the same evidence.
Seven delivered projects, a full launch-to-occupancy-to-liquidity cycle at Summit, and a balance sheet that supports what remains under construction — that is a genuinely strong position, and a buyer paying the Godrej premium for delivery certainty is paying for something real.
But the yield tops out at 2.69% gross at the cheapest end of the portfolio and falls to 1.85% at the most expensive. If you are buying a home, that is a footnote. If you are buying an income asset, it is the whole story, and the cheaper project is the better one — which is the opposite of how this portfolio is usually sold.
Specifications, registration numbers, prices and rents are drawn from HARERA registrations, Godrej Properties’ published material, and listing-platform data current to August 2026. Yield figures are computed from published asking rents and asking prices at matched configurations and are indicative rather than transacted. Fields marked as not obtainable in verifiable form were not available during this research and should be requested directly. Prices exclude GST, PLC, parking, club membership and IFMS.
